The first step in appealing is to decide if you have a case. A good question for people to ask themselves is, if I sold my house, what do I expect to get from it? If you would sell your house for less than the assessed value, you might want to appeal, If you just think you're paying too much in taxes, you're probably out of luck. Newingham says people often appeal when hit with sticker shock. That's why we expect a higher amount this year because the rates have gone up. They're having to pay out more taxes and so usually we get higher appeals. You can pick up a petition to appeal from the county assessment and taxation office. The deadline is December 31st. A recent appraisal or sale is just the kind of documentation. The Board of Equalization is looking for with your petition. If you don't have that, you can use a computer at the county office to look at the recent sale prices on homes which are comparable in size, location and construction to yours. That will give you a good idea of what your house is really worth. Some of the things that people fall into by mistake sometimes is that they don't compare equal properties. Once you've filed, you'll be notified of a hearing date, and you can present your case to the board. You don't have to attend the hearing to get an adjustment in your assessment.
