They have no intention of paying back the second mortgage, or at least they never do. This group of people comes to folks who have to sell their houses, they're just recently widowed or something of that kind, offers them a fairly low but immediate down payment and then says take back a second mortgage. Well then they go ahead and peddle the house on a first mortgage for more than the value of the house anyway. So that means the home seller is stuck with just whatever he or she got for the down payment and they walk away with an enormous value based on over collateralizing this loan. We think that senior citizens are among the primary victims. It's people who have to sell their houses in a hurry, so they're willing to take a cash deal with a second mortgage. The lesson in all this is that it can happen anyplace. This particular gang seems to have preyed on people in the Tri-County area and in the state of Washington. But basically, it means if you're selling your home, know who the buyer is. Know that the buyer's reputable. Make sure you get full disclosure of where there's a first mortgage or a second mortgage and what their value is. Otherwise, you could end up holding whatever cash you got as down payment, and that's all you'll ever get.
text/plain
https://uoregon.aviaryplatform.com/collections/1635/collection_resources/71187/file/157138#t=388.36,456.67
https://uoregon.aviaryplatform.com/collections/1635/collection_resources/71187/file/157138/transcript/88511/annotation/17
Speaker 11: Power's getting out. They continue to spread and some homes have been burned out. South of Cave Junction on the Siskiyou National Forest, the most threatening fire has grown to some 3,000 acres. The most serious problem fighting the outbreak of fires brought on by lightning storms two days ago is a shortage of manpower. There are now 12 project fires going in Oregon, another dozen in California. The Forest Service says finding enough crews to contain the blazes is difficult. On this fire near Tacoma, the Forest Service said they'd like to double the number of crews. Right now, there are only 12 10-man crews fighting flames on the ridges above this border community. Several small cabins have been lost. The people who live here are leaving their homes. Near Azalea, some 40 miles south of Roseburg, state forestry crews are tied up on a handful of fires. The largest is in old growth timber on Round Top Mountain. Those fires are consuming several thousand acres of BLM and private timber lands. The weather is not helping. High temperatures, high humidity, dry ground fuels. Forest officials say a forecast of cooler weather would be welcome news. Without more manpower, without a change in the weather, firefighters in southern Oregon tonight can't say how long it will take to control these blazes.
